The initiative for the project came from the architect, Beat Kämpfen, who bought the property as a total contractor. He planned the building and sold the apartments 'turnkey', ready for a fixed price before construction started. Since all homebuyers came from the surrounding neighbourhood, direct advertising by an onsite billboard had much more effect than advertisements in newspapers. The selling process was, however, difficult due to the new kind of building that Sunny Woods represented. There were concerns about the timber construction (fire security and durability) and unease regarding the Passivhaus concept. Ecological aspects were secondary for the homebuyers. The favourable location and the high floor-plan quality had a higher significance.

4.4.2 Costs for energy measures

A big part of the additional costs in the Sunny Woods project compared to other buildings was caused by the photovoltaic system. The heating system increased costs by around 30 per cent to 40 per cent and the autonomy of each apartment (with their own systems) also increased costs.

Altogether, the pure construction costs exceeded the costs of a conventional building by around 5 per cent.
